White Flint/North Bethesda Apartment Celebrating Grand Opening

The newest high-rise apartment to hit the White Flint/North Bethesda area is 25 percent leased and will have its grand opening celebration on Saturday.

Developer LCOR’s Aurora, a 341-unit, 18-story apartment between Nebel Street and Rockville Pike started accepting move-ins on July 1, according to leasing consultant Chris Darden. LCOR is also managing the property.

Pre-leasing for the apartment’s studio, one-bedroom and two-bedroom units started in March.

On Saturday, July 19 the Aurora is hosting a champagne brunch grand opening celebration from 11 a.m. to 2 p.m. that’s open to potential tenants. There will be omelettes, a chamapagne bar and tours of the building.

The property is part of LCOR’s North Bethesda Center, which runs just northeast of the White Flint Metro station. LCOR plans to fill in the land immediately north of the station with a town center, luxury hotel and suspension bridge over the Metro station platform.

For now, the development consists of the Aurora, an office building on Marinelli Road and the 312-unit Wentworth House, which includes a 62,000-square-foot Harris Teeter grocery store next door to the Aurora.

The new apartment includes a pool, sun deck, rooftop terrace and the Aurora Sky Club, which has a bar, TV lounge and conference area. There’s also a golf simulator, fitness center, business center and bike repair and storage area.

Multi-Million Dollar Luxury Condos Break Ground In Bethesda

Crews on Thursday broke ground on The Lauren, the 40-unit luxury condominium building on Hampden Lane that turned a few heads last year with its pitch touting “Residences from the several millions.”

A four-bed, four-and-half-bath condo at the building will cost $4.8 million, according to Sotheby’s International Realty, which is the listing agent for the development. A rundown of the amenities coming to the building give a glimpse of why:

All of the project’s 29 premier living units will include nine and ten-foot ceilings, custom cabinetry, gas appliances, vented fireplaces, a robust home automation system and best-in-class finishes throughout.

Other notable elements of The Lauren will include direct entry elevators to 70% of the units, an elegant granite façade with 100 to 1,500 square foot terraces incorporated into the living spaces, two graciously appointed entertaining venues (an indoor facility and an outdoor facility on the rooftop) complete with private wine storage for all residents and fully equipped catering kitchens, a dramatic two-story glass and limestone lobby and a suite of “white glove” services for its residents and guests that are unrivalled in the Washington, DC market.

The project is from developer 1788 Holdings, which is also building the high-end Quarry Springs condo project on River Road just outside of the Beltway. At a Bethesda-Chevy Chase Chamber event earlier this month, 1788 Holdings managing principal Larry Goodwin said his company saw demand for the type of ultra-expensive units that will make up The Lauren.

“I don’t think the high-end is being serviced like it is in other cities,” Goodwin said. “These are targeted toward the very upper-ring demographic.”

Goodwin said the company looked at the high-end Parc Somerset Condos in Chevy Chase and saw units in high demand and new owners knocking out walls to create more spacious floor plans.

Still, as spectators at the Chamber’s Annual Retail Update gawked at the multi-million dollar price points, Goodwin acknowledged the risk that comes with building The Lauren.

“We’re going to find out the hard way,” Goodwin said.

The building will take the place of a parking lot and standalone house at 4901 Hampden Lane, with frontage to Woodmont Avenue near Bethesda Row. County law requires the six affordable units. Five other units will be for sale as guest/amenity suites.

At the Chamber event, Goodwin mentioned that some of those units could beset aside for au pairs.

Persimmon Capital Partners partnered with 1788 Holdings in the development. The project is expected to deliver in early spring 2016.

Could Bethesda Office Market Be On Verge Of A Rebound?

Renovated office building at 7550 Wisconsin Ave., in downtown Bethesda (file photo)It took a while, but the developer that spent millions gutting and rebuilding an empty downtown Bethesda office building is finally filling it with tenants.

Akridge, which bought and rebuilt the old NIH office building at 7550 Wisconsin Avenue, announced on Monday it has signed six new leases. The 10-story, 110,000-square-foot building in the heart of downtown Bethesda — the first new Class A office space in the area since 2001 — is now 65 percent full.

And after years of growing office vacancy rates around the Washington area, developers are hopeful the trend is about to reverse.

“We’ve been following the Akridge and Carr buildings and rooting for them,” said Greg Rooney, vice president of development for the Bernstein Companies, “We’re looking for a lift to come any time now.”

The Bernstein Companies has long planned an office building and hotel project at 7740 Wisconsin Ave., just a few blocks down from the property Akridge showed off in February 2013.

Rooney spoke as a panelist on Friday at the Bethesda-Chevy Chase Chamber’s Annual Real Estate Update. The lack of demand for new office product was once again a popular topic.

There are 190 office properties totaling 8.3 million square feet in downtown Bethesda, according to the Montgomery County Planning Department. Nearly half of that inventory is in 19 large Class A office buildings in the Central Business District.

At the end of 2013, the average office vacancy rate in downtown Bethesda was 10.7 percent. Infill properties long ago envisioned as new offices in Bethesda’s “Metro Core” are now being pitched as mixed use residential buildings.

Bernstein’s project has shifted from predominantly office to featuring a Westin hotel, with office.

Carr Properties’ nearly complete 220,000-square foot building at 4500 East-West Highway will be Bethesda’s first new office building since 2001. The developer went into construction without any major tenants signed on.

With the federal government looking to shed office space and companies as a whole looking to use less space, building new office space in Montgomery County has been a difficult challenge.

In March, Montgomery County announced a rental assistance program aimed at small companies to help reduce the county’s 13.5 office vacancy rate.

Landover-based L-Soft International, an online marketing firm with about 15 employees, was the first to take advantage. It will move into a 4,900-square foot office at the Akridge building with $20,000 in county money.

Federal Realty is building an 80,000-square-foot office building as part of Phase 1 of its Pike & Rose project on Rockville Pike, part of what the developer there described as integral to the project’s work-live-play concept. It just so happened the Chamber’s event was split into three panels: work, live and play.

“There’s clearly a need to increase office traffic in general in the county,” said Federal Realty’s Evan Goldman at Friday’s event. “What we found generally works for office and residential is pretty similar. If you have a great environment on the first floor, pedestrian-oriented streets, the right kind of urban park spaces, it works.”

Goldman said the building is between 50 and 75 percent leased.

Carnemark Systems and Design, KVS Title, and SunEdison are among the other new tenants announced for the Akridge building, which sat vacant for nearly eight years before Akridge and Rockwood Capital bought it for $12.5 million in a federal auction in 2010.

“The signing of these leases demonstrates the enormous interest in trophy-class properties in high demand locations. Downtown Bethesda, with its desirable urban mix of office, residential, retail, and entertainment appeals to a wide range of companies seeking to tap the outstanding talent pool in the greater D. C. area,” Rockwood managing director Joe Gorin said in a press release. “We are delighted to bring in new tenants who will enjoy all this area has to offer.”

Others are hoping the office interest doesn’t stop there.

“The action at Akridge is a good incidator,” Rooney said.
