Latest North Bethesda Apartment Project Aimed At Millennials

11600 Nebel Street property slated for redevelopment into a mid-rise apartment complex

The latest redevelopment proposal in White Flint is an apartment that will cater to the entry-level millenial set, according to the project’s developer.

Foulger-Pratt is partnering with ProMark to build two six-story apartment buildings with a total of 362 units called Tilden Place at 11600 Nebel St. in North Bethesda. Dick Knapp, senior vice president at Foulger-Pratt, presented the sketch plan for the site on Monday.

Knapp said 70 percent of the units will be one-bedroom or studios around 825 square feet. He compared it to Foulger-Pratt’s recently finished Citron mid-rise apartment in Silver Spring. Rents there run from $1,725 to $2,975 a month, according to real estate website Trulia.

The apartment, as proposed, will include about 320 underground parking spots and no ground-floor retail. Knapp said the retail planned for nearby Nicholson Lane, including another Foulger-Pratt project, will be enough for the area. The sketch plan calls for a pool and green area intersecting the two buildings.

There are tenants in the existing office building on site. Knapp said the company hopes to start construction by the end of 2014 and have the first phase done by 2016, then the second phase by 2017.

The development includes a new street built by the developer that will be dedicated to the county. Foulger-Pratt bought the 1970 property in December for $5.1 million.

Bethesda’s Luxury Housing Boom Only Going To Continue

An advertisement for The Lauren, a luxury condominium planned for Hampden Lane, recently went upThe luxury housing boom delayed by the Great Recession is in full swing in Bethesda, even as some wonder about the need for more affordable housing in some of downtown’s much-desired areas.

Luxury condominium projects under construction or in the pipeline include the 17-story, 250-unit 4900 Fairmont, the 250-unit The Darcy/The Flats, the 60-unit Toll Brothers project on Hampden Lane and the 25-unit The Lauren planned for Hampden Lane.

At the annual Greater Bethesda-Chevy Chase Chamber of Commerce’s Real Estate Update on Friday morning, realtor Jane Fairweather said the first wave of resales in Bethesda’s existing luxury condo buildings has produced less than stellar results.

Fairweather said two of downtown Bethesda’s newer luxury condos — Lionsgate and the Adagio — sold out a little less than a year ago. There have been six resales at the Lionsgate and two at the Adgaio. Sellers got less money than they paid for the units in five of those eight cases.

The person who bought the first unit in the Lionsgate lost about half-a-million dollars on the resale, Fairweather said.

BethesdaIt can be difficult to track the development underway and in the pipeline for the rapidly growing Bethesda area.

The Greater Bethesda-Chevy Chase Chamber of Commerce’s 10th Annual Real Estate Update, set for Friday, June 7, hopes to provide at least some of that info with talks from a real estate expert, Montgomery County Planner, developer and the county’s White Flint coordinator.

Realtor Jane Fairweather will provide an update and projections on residential development of the Bethesda-Chevy Chase area. Bethesda-Chevy Chase county planner Robert Kronenberg, Federal Realty Investment Trust Vice President of Development Evan Goldman and county government White Flint coordinator Dee Metz will all provide updates on various commercial projects and what the future could look like.

The event features keynote speaker Lisa Ann Sturtevant, an assistant research professor at George Mason University who studies real estate trends and the effects of sequestration on the local economy.

The event will also include showcase tables from developers of their projects.

The Real Estate Update is set for 7:30 a.m. to 10 a.m. with a breakfast at 7:30 before the presentation from 8 a.m. to 10 a.m. It costs $25 for Chamber members and $35 for non-members and will take place at the Round House Theatre (4545 East West Highway).

Bethesda’s Condo, Apartment Boom Shows Recovering Local Market

Construction is moving rapidly at the 4800 Auburn Avenue project, a 17-story, 235-unit tower seen here from Norfolk AvenueThere’s perhaps no greater sign of Bethesda’s recovering real estate market than the apartment and condominium boom underway downtown, and the numbers bear that out.

Donna Evers, who recently opened a Bethesda-Chevy Chase office of one of Washington’s largest boutique real estate agencies, says outside of downtown D.C., there is no hotter spot for real estate in the area right now.

“Montgomery County is the sector here that shows the biggest growth. It was lagging behind, but it’s jumping ahead now,” Evers said. “Bethesda drives that. What’s on the books in terms of development, there’s going to be big demand for it.”

There are 19 apartment or condominium projects planned, in the Planning Department pipeline or under construction in a three-square mile section of downtown Bethesda. The projects are projected to bring roughly 3,700 units. There’s also the steady takedown and rebuild market for single family homes in Bethesda neighborhoods off the Central Business District.

Evers said real estate inventory has been historically low despite recent increases in listings and sales region-wide. In close-in Metro marketplaces throughout the area, dollar volume of sales was up 21 percent in March compared to March of last year and 46 percent compared to February of this year, according to real estate information service MRIS.

“We need more product in the marketplace and we’re finally getting it,” Evers said. “Montgomery is coming forward now. I think it takes awhile for people to to gain a lot of confidence in the marketplace because moving a whole family is a bigger deal than individuals moving, like you’ll see more often in the District.”

The cost of the incoming condos and apartments, however, is unlikely to offer much in the way of affordability. Evers said the land in Bethesda is too valuable.

“The ground is pretty expensive, so you’ve got to start with the ground and go up from there,” Evers said. “But I think builders have to think who they are building for. If they think they’re going to have a viable marketplace with people in their 20s, 30s, who are looking for their first apartment, something between 500 square feet and 1,200 square feet and they can sell it at a reasonable price, they’ll do it.”

Boutique Real Estate Agency Opens In Bethesda

One of the D.C. area’s biggest boutique real estate agencies celebrated the opening of its downtown Bethesda office on Thursday.

Donna Evers, who founded Evers & Co. in 1985, said Bethesda was a natural location for her company’s newest office (7032 Wisconsin Ave.) because of its active real estate market.

“It’s probably the most successful suburb, if you want to call it that, suburb-city in the country and deserves to be,” Evers said.

The agency has more than 100 sales associates and luxury home and downtown condominium properties in Bethesda and Chevy Chase.
